1. What is a snagging survey?

A snagging survey (sometimes called a new build snagging inspection) is a detailed, independent check of your newly built home. It identifies defects, unfinished work, or items that don’t meet expected quality or building standards. Our RICS-regulated Chartered Surveyors produce a clear, photographic report you can give to your builder or developer to ensure all snags are corrected.

2. When should I book a snagging survey?

The best time to book a new build snagging survey is before legal completion (if your developer allows access) or as soon as possible after moving in — ideally within the first two weeks. Most developers are responsible for fixing defects reported within the first two years under the NHBC warranty or similar scheme.

3. What does a snagging inspection include?

​Our snagging inspections cover all visible elements of your home, including walls, floors, ceilings, doors, windows, joinery, plumbing, electrics, heating, and external works. We check for both cosmetic snags (paint, finishes, fittings) and functional issues (poor installation, drainage problems, or structural concerns). You’ll receive a comprehensive digital snagging report with annotated photographs and plain-English explanations.

4. How long does a snagging survey take?

A typical snagging inspection takes between 2–4 hours, depending on the size and type of property. You’ll usually receive your professional snagging report within 2 working days, ready to send to your developer.

5. Do I need a snagging survey if my builder has already inspected the property?

Yes. While developers carry out their own quality checks, these are not independent. An RICS Chartered Surveyor snagging inspection ensures you get a professional, unbiased opinion focused solely on protecting your interests and identifying issues that may have been overlooked.

6. What happens after I receive the snagging report?

You can forward the snagging report directly to your developer or site manager. If the developer is a member of the New Homes Quality Board, we will send the report to them for you. The report layout makes it easy for contractors to locate and correct defects. If required, we can also arrange a follow-up snagging inspection after remedial works to confirm everything has been properly resolved.

7. Are you qualified to carry out snagging surveys?

​Absolutely. HSD Ltd is an independent firm of Chartered Building Surveyors, regulated by the Royal Institution of Chartered Surveyors (RICS). All our surveyors are Associate Members of the RICS as a minimum. All snagging surveys are completed by qualified professionals to the highest technical and reporting standards.
